Oberoi Realty Carter Road, Carter Road-Bandra West

Oberoi Realty Limited is a publicly listed real estate developer incorporated in 1990 and headquartered in Mumbai. The company is promoted by the Oberoi Group, a diversified Indian conglomerate with interests in hospitality, aviation, and real estate. Oberoi Realty operates as the real estate arm of this larger business family. The company is listed on the Bombay Stock Exchange (BSE: 500093) and National Stock Exchange (NSE: OBEROIREALTY), making it one of the few organized real estate players with transparent regulatory disclosures. Its promoters include members of the Oberoi family, and the company maintains governance standards applicable to listed entities under SEBI regulations. Oberol Realty has primarily focused on the Mumbai metropolitan region, particularly in South Mumbai (Worli), the Western Suburbs (Mulund, Goregaon), and the Eastern Suburbs. Key completed projects include Oberoi Esquire in Worli, Oberoi Exquisite in Goregaon, and Oberoi Realty projects in Mulund. The developer operates predominantly in the luxury and premium residential segments, with project prices typically starting at ₹2 crore and extending into ultra-premium categories. Commercial office space development under the brand has also been a focus, particularly in South Mumbai and the BKC corridor. The company has delivered approximately 20+ million square feet of real estate across residential and commercial segments. The company maintains RERA registration across Maharashtra and other states where it operates (RERA registration MH/P-Prof00001294). Available RERA data and public records indicate the developer has maintained a reasonable track record of project registrations and adherence to statutory timelines, though like many Indian developers, some projects have experienced delays in handover. Specific delivery delays have been documented in media reports and real estate databases for certain projects, particularly during the 2008-2012 period and in response to regulatory changes. More recent projects have shown improved delivery discipline, though buyers should verify specific project timelines through RERA documentation. Oberol Realty's construction quality is underpinned by its association with the Oberoi Group's service-oriented reputation. The company has received various certifications and quality recognitions from industry bodies including CREDAI and NAREDCO memberships. Annual reports available on BSE/NSE websites document the company's financial performance, project pipeline, and capital expenditures, showing a developer with stable operations and consistent project launches. As a listed entity, the company files quarterly and annual results with stock exchanges, offering transparency regarding sales velocity, project costs, delays, and future pipeline. Investors and buyers can access these filings for factual information on project status. The company operates with professional management and board structures typical of listed mid-cap real estate firms. Its primary market remains Mumbai, where it has maintained significant land holdings and ongoing development activity.
